Prior to founding The Woods Group, Ms. Woods was Managing Director of a national investment banking and commercial real estate lending firm, opening the San Antonio, TX office. By streamlining the real estate finance process, she specialized in identifying the most compatible and competitive capital alternatives for real estate acquisitions, developments and recapitalization. Ms. Woods saved valuable time and unnecessary costs for investors, developers, high net worth individuals and structured capital acquisitions. Key relationships with national and local banks, insurance companies, capital and credit companies, fund managers, as well as domestic and foreign equity.

Ms. Woods placed equity and debt financing on the reuse of a historic mixed-use, master planned development adjacent to a major U.S. Riverwalk extension and provided equity and construction financing on new construction developments in Texas.

Portfolio Acquisitions
As national marketing director, Ms. Woods was responsible for U.S. acquisitions of commercial portfolios as asset reallocation from savings institutions, FSLIC, FADA, and FDIC as well as traditional financial institutions. She negotiated S&L portfolios as directing venture capital portfolios for management, leasing and disposition in valuation of over $400 Million. Additionally, Ms. Woods was responsible for nationwide acquisitions of industrial, multi-family and office portfolios. Structured venture capital portfolios for management, leasing, disposition, hiring and training.
Architecture and Programming
Ms. Woods served as an Architectural Programmer for 3D/International and managed the Facilities Master Plan for Santa Rosa Adult & Children’s Hospital. Supervised patient care projections, and all CADD systems/project deliverables. Managed all teams regarding facilities and strategic planning. Managed and conducted all growth projections and recommendations for USAA World Headquarters.
Additionally, Ms. Woods served as in-house Architect and Space Planner for Trammell Crow Company. Executed over five million square feet of industrial and office space as well as job site verifications, inspections, client negotiations, build-out and turn-key contracting. Managed in excess of $250 Million in construction projects, on-time and within budget.
As a Project Architect and Space Planner in Austin, TX, Ms. Woods executed construction documents and complete interior construction coordination for over four million square feet of office space. Managed job site verifications, inspections, lighting and contractor contacts.
Public Sector/Government Experience

In 2005, she delivered the Air Force Privatization Master Plan, to SAF/IEI at the Pentagon. Three U.S. military instillations were selected as prototypes for the in-depth property study. She delivered the Real Estate Asset Books and a complete real estate demand and market analysis to the U.S. Air Force as the metrics for Air Force Privatization going forward. She established the commercial best practices and industry standards to determine the Natural Infrastructure Value within BRAC 2005.
Additionally, Ms. Woods managed the privatization and public-private partnership developments and recommendations regarding all Base Realignment and Closure (BRAC) initiatives with the Department of Defense (DoD). She managed the team, which enabled the Military Departments to maintain mission objectives, such as real and personal property transfers, as well as property and installation inventory. She designed the strategically oriented plan that allowed the collection, identification, verification and documentation of all real property as allocated by BRAC. She also had the lead role in oversight of the redevelopment, planning, integration and facilitation support of BRAC critical missions in the U.S.
Ms. Woods was essential in establishing BearingPoint’s presence and contributions to the Association of Defense Communities (ADC)
As a member of BearingPoint's Real Estate and Capital Asset Solutions Group, Ms. Woods also delivered the U.S. Embassies Benchmarking Study to the Department of State. This report established cost centers for maintenance and operations metrics as related to all U.S. Embassies, globally.
Prior to joining BearingPoint, Ms. Woods was a Financial Analyst at Booz Allen Hamilton. She served as an advisor to the Housing Privatization program through the Air Force Center of Environmental Excellence (AFCEE), headquartered in San Antonio, Texas. Operating in tandem with the AFCEE/DCP she executed the independent analysis of financial management as well as the economic and real estate analysis. She delivered the cash flow and impact analysis decisions as it related to the U.S. Military Housing Privatization Program.

Ms. Woods is a member of the Real Estate Council of San Antonio and holds an active Texas real estate license.
